Key responsibilities & impact

Take end-to-end ownership of financial numbers across funds, holding companies, and management entities
Translate strategic assumptions into financial metrics for executive decision-making, risk management, and cash-flow optimization
Overhaul and manage linked property operating models, fund-level rollups, and annual budgets
Update operating models with monthly actuals and maintain linked, formula-driven calculations
Build annual budgets for every property and entity; track budget versus actuals and explain variances
Own portfolio cash-flow forecasts covering operating cash, capex/construction draws, debt service, intercompany funding, and distributions
Calculate quarterly investor distributions through fund waterfalls and execute payouts via InvestNext
Manage the bookkeeper and run reliable monthly closes for funds, the management company, and holding entities
Perform reconciliations, accruals, intercompany accounting, and clean consolidations
Review property managers’ monthly financials and challenge discrepancies
Own end-to-end accounts payable, including coding, approvals, payment runs, vendor follow-up, and fraud-prevention controls
Automate data pulls, reconciliations, variance analysis, and reporting using AI
Prepare lender and investor P&L and balance-sheet reporting packages
In the first 90 days, improve existing property and fund models, establish timely closes, create live cash forecasts and annual budgets, consolidate AP, document distribution calculations, and automate at least two recurring workflows

Requirements

What you’ll need

C1 English level required; speaking strictly in English during the whole shift
5+ years of experience in real estate accounting/finance
Experience as a Controller or Senior Accountant at a real estate sponsor, syndicator, or private equity firm ideally
Strong multi-entity experience, including consolidations, intercompany balances, accrual accounting, and clean monthly close
Fund accounting experience, including investor distribution waterfalls, preferred returns, and profit splits
Advanced Excel or Google Sheets modeling capabilities
Strong AI proficiency, including hands-on use of Claude or ChatGPT to build or audit models, automate reporting, or accelerate closes
Experience managing a bookkeeper or small accounting team
CPA certification or progress toward it preferred
Hospitality accounting experience preferred; familiarity with USALI is a plus
Construction accounting expertise preferred, including draws, capex tracking, and construction loans
Experience creating lender packages and managing bank refinances preferred
Proficiency with modern AI automation tools, especially Claude
Familiarity with real estate and corporate accounting platforms, payroll systems, expense management, and investor portals including InvestNext, QuickBooks, and Ramp
Must submit an English resume and English audio recording
