About the role
Key responsibilities & impact- Oversee the development, negotiation, and execution of division sourcing agreements for designated spend categories
- Create and maintain material take-offs
- Support the VP of Purchasing by managing the department's community timeline
- Oversee workflow and areas of responsibility within the division
- Ensure Lennar selects the best subcontractors and monitors their continuous improvement in quality, cost, service, and delivery
- Review, understand, and manage site development plans and specifications
- Research, pre-qualify, and participate in selecting qualified subcontractors
- Prepare and analyze bid packages, including Scopes of Work and Payment Schedules
- Monitor trade partner performance for contract compliance and resolve conflicts or issues
- Oversee and update contracts, material take-offs, and purchasing systems such as BuildPro and JDE accounting
- Implement material sourcing strategies to optimize supply chains and reduce division costs
- Maintain positive trade partner relationships and ensure insurance compliance and budget management
- Ensure prompt progress payments, research and audit payment discrepancies, and participate in monthly budget meetings
Requirements
What you’ll need- High school diploma or equivalent required
- At least 2 years of purchasing experience, ideally with a national home builder
- Proficient in reading residential blueprints
- Proficient in Microsoft Excel
- Knowledgeable in nationwide construction practices
- Able to multitask efficiently under tight deadlines with a detail-oriented and energetic work ethic
- Valid driver's license and auto insurance required
- Ability to occasionally bend, stoop, reach, lift, move and carry office supplies weighing 25 pounds or less
- Finger dexterity required to operate computer keyboard, calculator and telephone equipment
