About the role

Key responsibilities & impact

Secure entitlements and approvals, including zoning clearance, use determinations, variances, and special and conditional use approvals through decision.
Conduct pre-application meetings and technical negotiations with planning staff.
Present Manna’s case at planning commission meetings and hearings alongside Corporate Affairs when engagement is political.
Build and maintain relationships with planning departments across current and prospective jurisdictions.
Assess permitting requirements, zoning, land use, approval routes, timelines, and constraints for prospective cities and regions.
Work with architects and engineers to align submissions with local requirements and incorporate constraints into standard site design.
Select and manage zoning consultants, entitlement specialists, and planning advisors.
Own permitting and zoning criteria used to rate sites in Manna’s tools.
Work with Operations, Commercial, Corporate Affairs, and Site Delivery to confirm site viability, support stakeholder engagement, and hand over approved sites for construction.

Requirements

What you’ll need

Substantial experience securing land use, ordinance-based and construction approvals across multiple jurisdictions, with a track record of scaling a permitting programme rather than running individual applications.
Credible with planning staff and technical reviewers; understanding of planning processes, decision-makers, and building approval cases.
Experience as a city planner or in an entitlements consultancy is directly relevant.
Ability to read site plans and construction drawings and work substantively with architects and engineers.
Experience managing a large pipeline of concurrent approvals through structured project systems.
US-based, Central or Mountain time essential.
Travel up to 75% during active market entry.
