About the role
Key responsibilities & impact- Lead all aspects of commercial real estate, including portfolio planning, site selection, and lease negotiations
- Partner with Mortenson Properties and/or Mortenson Development on expansion opportunities
- Collaborate with internal teams including SLT, Finance, ITS, HR, and Construction, as well as external vendors and industry experts
- Advise senior leadership and provide portfolio performance and strategy recommendations
- Drive footprint optimization, space utilization, occupancy planning, workplace standards, efficiency, sustainability, and innovation
- Manage relationships with brokers, landlords, and external partners
- Conduct market research and analysis
- Develop and manage facilities operations and lease budgets
- Identify cost-saving opportunities, track financial compliance, and optimize capital investments
- Provide performance metrics and strategic updates to senior leadership
- Lead sustainability efforts involving energy efficiency, waste reduction, and carbon footprint tracking
- Provide operational support for sites, including facilities, health and safety protocols, physical security, and office services
- Lead and mentor the workplace team
- Manage construction, facility build-outs, expansions, and capital improvements across multiple locations
Requirements
What you’ll need- Minimum of 10 year’s experience in corporate real estate, workplace services, or facilities management
- At least 5 years in a leadership role
- Strong financial management skills for budget development and execution
- Capital planning expertise
- Excellent negotiation and contracting skills
- Ability to negotiate large and complex lease agreements
- Proven leadership, mentorship, and team development abilities
- Ability to translate business needs into strategic plans and execute complex projects
- Experience designing and managing flexible and hybrid workplace programs
- Experience with workplace technology platforms and sustainability reporting tools
- Deep understanding of lease administration and vendor management
- Must be currently legally authorized to work in the U.S. without sponsorship for employment visa status
