About the role
Key responsibilities & impact- Serve as Neko's technical authority for mechanical, electrical, plumbing, fire protection, and life safety across the U.S. clinic portfolio
- Review and validate external engineering firms' designs for correctness, buildability, code defensibility, and cost value
- Publish Neko's basis of design and engineering deliverable standards and acceptance criteria
- Build and use a portfolio engineering dataset covering loads, capacities, and system cost per clinic
- Review landlord work letters and base building conditions and convert technical findings into commercial redlines
- Issue infrastructure requirements packages to landlords and brokers
- Own fire protection and life safety positions across the portfolio, including occupancy, egress, suppression, detection, and alarm design
- Represent Neko before fire officials and code reviewers and confirm code bases for new markets
- Lead MEP and fire protection value engineering during concept and design development
- Review contractor pricing, change orders, and engineering-scope substitutions
- Govern changes to MEP, fire, and life safety design standards across the portfolio
- Pursue prefabrication, modularization, and standardized assemblies
- Benchmark sites, identify outliers, challenge consultant assumptions, and identify automation and AI opportunities to improve design review
Requirements
What you’ll need- Bachelor's degree in Mechanical, Electrical, Architectural, or Fire Protection Engineering, or a closely related discipline
- 12+ years of engineering experience, including substantial time on the owner, developer, or owner's-representative side
- Track record leading designs on client engagements, not just contributing to them
- Deep working knowledge of HVAC, electrical distribution, plumbing, fire suppression, fire alarm, and life safety systems in commercial or healthcare environments
- Proven ability to review, challenge, and correct external engineering consultants' work, including the underlying calculations
- Direct experience with code officials, fire departments, and plan reviewers across more than one jurisdiction
- Strong cost fluency, including pricing system concepts, evaluating alternatives, and defending positions to Finance and Estimating
- Excellent written and verbal communication
- Preferred: Professional Engineer (PE) license or fire protection credentials such as PE (Fire Protection), SFPE, or NICET
- Preferred: Experience in ambulatory care, outpatient clinic, diagnostic imaging, or medical device environments
- Preferred: Multi-site rollout experience in healthcare, retail, hospitality, or commercial interiors
- Preferred: Landlord-side or base building engineering background
- Preferred: Familiarity with Revit, BIM coordination, or energy modeling
- Preferred: Exposure to AI-enabled design review, automation, BMS, or technical knowledge management
