About the role

Key responsibilities & impact
  • Support Senior Portfolio Managers in managing a large industrial portfolio
  • Manage day-to-day activities of properties and property staff to fulfill annual objectives
  • Ensure property management services comply with policies, procedures, regulations, lease obligations and standards
  • Bid, negotiate and manage vendor contracts
  • Conduct routine property inspections and identify problems and exposures
  • Recommend alterations, maintenance and reconditioning
  • Assist with quarterly and annual property inspection reporting
  • Assist in preparing annual operating and capital expense budgets
  • Complete annual Common Area Maintenance (CAM) reconciliations
  • Review and approve monthly rent rolls and ensure timely statement distribution
  • Ensure timely rent collection, watch list updates and payment of property expenses
  • Ensure tenant needs are addressed by administrative and building technical staff
  • Foster positive relationships with tenants and internal clients
  • Oversee acquisition and disposition transfers, including utilities, vendors, tenant setup and welcome letters
  • Coordinate tenant improvements and building capital projects with the Construction Department
  • Coordinate tenant move-ins and move-outs and required paperwork
  • Coordinate preventative maintenance programs for building systems and roofs
  • Assist with legal actions, including unlawful detainer actions and lease terminations or settlement agreements
  • Prepare and deliver timely variance reporting, accruals and other reports
  • Track environmental issues and ensure tenant and vendor compliance

Requirements

What you’ll need
  • BA degree or equivalent to a 4-year college degree
  • 4+ years property management experience managing a commercial/industrial multi-tenant portfolio
  • Proven record of providing excellent internal and external customer service
  • Experience with Budgets and CAM Reconciliations
  • Strong verbal and written communication
  • Excellent organizational and time management skills and a strong attention to detail
  • Strong accounting skills and knowledge
  • Proficient with Microsoft Excel, Word and Yardi
  • Must be able to stand, walk, sit for extended periods, use hands, reach, climb or balance, stoop, kneel, crouch or crawl, talk or hear
  • Must occasionally lift, move or carry up to 25 pounds
  • May be required to drive to a property, walk on uneven ground, walk through a construction site, be exposed to dust or fumes, and work around machinery or equipment
