About the role
Key responsibilities & impact- Report to the Senior Manager of Construction
- Oversee assigned land-based projects through all construction phases
- Negotiate and support negotiations for contracts, subcontracts, purchase orders, change orders, fees, and pricing
- Produce reports using project management software and Microsoft Office
- Establish, update, communicate, and manage implementation of the Master Project Schedule
- Hold external vendors and contractors accountable for project delays and cost overruns
- Attend weekly progress meetings and internal project/program meetings; track progress and risks
- Promote Royal Caribbean’s involvement in local communities and build strategic relationships
- Foster relationships with architects, contractors, subcontractors, and vendors
- Lead design, pre-construction, construction, and closeout activities
- Manage project budgets and financial reporting; analyze reports for budget adherence
- Manage the Quality Assurance/Quality Control program
- Analyze risks and schedule-related issues, including long-lead materials and equipment affecting schedules and forecast variance
- Serve as the primary contact for project status
- Lead change management by updating logs, routing documents, obtaining pricing, and developing estimates and proposals
- Participate in the design and execution of destinations within the Product Development–Private Destinations team
- Manage complex timelines, deliverables, and short- and long-term project roadmaps
- Collaborate with stakeholders across the organization to adapt and evolve strategies for private destinations
- Lead product development for global private-destination regions, including concept development, programming, and execution
- Ensure product specifications support desirable and viable future guest experiences
- Create presentations on construction milestones and recommendations for senior management
- Perform other job-related duties assigned by management
Requirements
What you’ll need- 5–8 years of experience leading construction projects as a commercial Project Manager
- Experience with commercial projects, including retail, restaurant, or hospitality
- Bachelor’s degree required; construction management, engineering, architecture, or similar preferred
- Knowledge of building materials, detailing, construction techniques, building systems selection, engineering principles, sustainability strategies, and building codes
- Ability to analyze structural, architectural, MEP, and civil drawings
- Proficiency in MS Office (Word, Excel), Primavera P6, MS Project, or similar project management software
- Solid understanding of the construction industry
- Strong background in mission-critical projects, engineering, controls, operational requirements, and project/construction management
- Ability to multitask, prioritize, manage time efficiently, and execute tasks in a high-pressure environment
- Strong interpersonal, verbal, and written communication skills
- Ability to work independently and in a team-oriented, fast-paced, collaborative environment
- Ability to work regularly on an active construction site and move safely across outdoor, uneven, and undeveloped terrain
- Ability to stand and walk for extended periods during site inspections and construction monitoring
- Ability to climb stairs or access points, bend, crouch, and navigate construction areas
- Ability to work outdoors in hot and humid tropical conditions
- Ability to carry or move work equipment and other items required for site-based duties
- Visual and auditory capability sufficient to observe construction activities, review site conditions, and communicate effectively
- Required compliance with site safety procedures and prescribed PPE
- PMP preferred
