About the role

Key responsibilities & impact

Serve as the main Real Estate partner to FP&A, Controllership and Accounting
Align on assumptions, budget and quarterly outlook, ensuring real estate impacts flow accurately into company plans and forecasts
Partner with the Transactions team from scenario to signed deal
Model deal terms including rent, tenant improvement allowances, free rent, term and options
Test proposals against the business case and support negotiations with clear financial guidance
Build and maintain a comprehensive long-range plan for the global portfolio covering footprint, cost, capital and lease events
Build and own financial models for portfolio scenarios including consolidations, expansions, exits, relocations, renewals versus new deals and footprint optimization
Quantify P&L, cash flow, capex/opex and balance sheet impact
Calculate ROI, NPV, IRR and payback to compare options and recommend a path
Apply lease accounting knowledge so scenario outputs reflect reported impacts
Develop the REWS portfolio scorecard and metrics with Finance
Monitor results and lead root cause analysis when metrics change
Lead prioritization and delivery of high-visibility initiatives end to end
Use AI tools and platforms to build and stress-test scenario models, automate reporting and lease data analysis, and draft executive summaries and presentation materials
Identify workflows that can be streamlined with AI or automation and help the team adopt them
Build dashboards and interactive scenario tools for leaders
Write and edit complex analyses, decks and recommendations for senior leadership
Represent REWS with internal and external stakeholders

Requirements

What you’ll need

5+ years of experience in corporate finance, FP&A, real estate finance, investment banking or consulting
Expert financial modeling skills, including scenario and sensitivity analysis, DCF, ROI, NPV and IRR
Experience building and maintaining long-range plans or multi-year forecasts
Strong working knowledge of lease economics and lease accounting, and how real estate decisions flow through the P&L and balance sheet
Proven track record of partnering closely with Finance teams and deal or transaction teams to deliver results
Hands-on use of AI tools to speed up modeling, analysis and reporting, and to reduce manual work
Experience building business cases and recommendations for senior executives
Ability to lead cross-functional work and influence stakeholders across Finance, Accounting, Transactions and operating teams
Ability to think strategically while staying hands-on and detailed in a fast-paced, ambiguous environment
Bachelor’s degree in Finance, Accounting, Economics or related field
Corporate real estate experience, ideally with a multi-country or global office portfolio
Experience supporting real estate transactions, such as lease negotiations, renewals, exits or dispositions
Experience building KPI frameworks, dashboards and interactive tools in BI and AI platforms such as Tableau
Experience building AI-powered or automated finance workflows
MBA, CPA or CFA
