About the role
Key responsibilities & impact- Provide outstanding service to internal and external customers
- Ensure cleanliness, appearance, and safety standards are consistently met or exceeded
- Assist existing tenants or new customers when onsite
- Conduct storage unit inspections, confirm inventory availability, and ensure spaces are secure and ready to rent
- Prepare vacant units for rent by verifying condition, sweeping/dusting, adding pest control, placing welcome packages, and securing units
- Maintain exterior property appearance through lawn care, snow removal, landscaping, window cleaning, light replacement, trash removal, and sweeping
- Oversee third-party vendors contracted for property services when applicable
- Clean offices, units, hallways, buildings, interior surfaces, and high-touch areas
- Perform minor maintenance on gates, lighting, cameras, doors, and related items
- Conduct lock audits and full property walk-throughs for security and safety
- Respond to security breaches, unsecured units or gates, tampering, and suspicious activity
- Complete pest control inspections and coordinate follow-up actions or treatments
- Conduct virtual walk-throughs with the supervisor using a company-issued device
- Respond to tenant maintenance requests and emergency situations
- Support foreclosure procedures through lock cutting, inventory, and photo documentation
- Collect payments in property drop-boxes and communicate or forward payments to off-site management
- Participate in property improvement projects and support other management directives
- Comply with Operations Policy & Procedure Manual and corporate instructions
- Record daily arrival and departure for payroll purposes
Requirements
What you’ll need- High School Diploma or Equivalent required
- Minimum of one year Property Maintenance or self-storage experience preferred
- Valid Driver’s License and safe driving record
- Basic mechanical and technology skills using smart phones, apps, and other
- Strong safety
- Proven hard worker, self-starter, and positive
- High level of organizational and prioritization
- Collaborative, Team player
- Willingness and flexibility to meet the changing requirements of the
- Must be fluent in speaking and writing the English language
- Regular and predictable attendance is required
- Reliable transportation to travel between locations
- Ability to perform physical activities including lifting up to 25 lbs., bending, stooping, climbing, crouching, reaching, repetitive motion, keyboarding, and driving
