About the role
Key responsibilities & impact- Provide technical and contract management for maintenance and refurbishment projects
- Contribute to the development, design and delivery of the Board’s forward works programme through surveys and related tasks
- Support delivery of planned maintenance programmes for Community Living schemes
- Develop work specifications and assist with procuring external consultants and specialist advisors
- Work with residents, contractors, consultants and Housing Department staff throughout project stages
- Identify and support residents requiring additional assistance, including arranging temporary facilities or short-term rehousing where necessary
- Ensure pre-construction information, including asbestos registers, is provided to the principal designer and principal contractor
- Ensure required consents are in place, including planning, building control and party wall awards
- Conduct site visits to clarify specifications, monitor work quality and verify good working practices
- Perform quality assurance checks and verify invoiced work matches completed work
- Ensure customer satisfaction surveys and relevant data are captured
- Update component records in the housing management system and provide compliance certificates
- Prepare expenditure forecasts and track planned, committed and actual expenditure against budgets
- Report expenditure to the team leader
- Comply with safeguarding policies and participate in relevant training
- Provide customer-focused complaint resolution for the works programme
- Comply with and report against external funding or grant requirements
Requirements
What you’ll need- Strong technical knowledge of residential maintenance, construction works and asset management
- Understanding of construction contracts and roles within such contracts
- Experience delivering excellent customer service within occupied housing, including engaging with and supporting residents during works
- Experience inspecting works and ensuring defects are remedied
- Knowledge and ability to write reports and develop schedules of works
- Experience of budget management
- IT literate with excellent knowledge of Microsoft products, data management and database systems
- Good understanding of Health and Safety and compliance regulations within construction and housing, including HHSRS
- Construction-related qualification, such as an HND in construction or degree, with relevant construction-related experience
- Valid UK driving licence
- Basic DBS check required
- Ability to travel and work flexibly
- Appropriate professional qualification such as RICS, CIOB, IET, IMechE or similar (desirable)
- Experience specifying and managing works using a schedule of rates contract such as NHF or similar (desirable)
- Knowledge and understanding of older persons/retirement housing (desirable)
- Basic experience/understanding of M&E within a residential setting (desirable)
- Knowledge and experience of the Construction (Design and Management) Regulations (desirable)
