About the role

Key responsibilities & impact
  • Source suitable properties for addition to the portfolio, considering budget, location and design
  • Propose potential purchases to the Acquisitions and Disposals Manager/Head of Operations and Strategy
  • Manage and negotiate property acquisitions through completion
  • Instruct professionals, arrange surveys and tests, review documentation and seek professional advice
  • Negotiate with agents and developers and arrange property viewings
  • Seek internal approvals and arrange deposits, property purchases and contract signings
  • Set up purchased properties on the housing database with relevant property information
  • Arrange compliance-related works and provide certification before new tenancies begin
  • Manage disposal and sale of non-retained properties
  • Coordinate refurbishment of void properties with the housing team, maintenance partners and contractors
  • Ensure void re-let times, lead times, budgets, quality and lettable standards are met
  • Issue and monitor contractor instructions and works orders, including updates in QL
  • Monitor value for money, performance and quality of refurbishment works
  • Maintain accurate property records, void trackers, cost data and progress information
  • Provide property data and certificates to compliance and business services teams
  • Monitor gas capping, drain down and related activities after tenancy end or property purchase
  • Update colleagues regarding works and proposed purchases
  • Participate in managing Housing Helpline calls and team correspondence
  • Manage confidential information and ensure records are complete and accurate

Requirements

What you’ll need
  • Experience of working within a Housing or Property environment, ideally occupied residential
  • Experience in a property environment, particularly the conveyancing process
  • General knowledge of building construction and preventative maintenance
  • Experience delivering a customer-focused service
  • Experience providing support to residents/tenants
  • Engagement and communication skills, including negotiation and persuasion
  • IT literacy, including Microsoft products and database systems
  • Good communication, negotiation and liaison skills
  • Attention to detail and ability to follow defined processes and procedures
  • Good record keeping
  • Good IT skills, including MS Office products
  • Ability to work with minimal supervision while remaining organised and self-disciplined
  • Ability to cope with competing deadlines, prioritise and set targets
  • Self-motivated, with initiative and a record of achieving agreed objectives within time and resource constraints
  • Adaptable and innovative
  • Ability to create, maintain and enhance working relationships
  • Willingness to learn new concepts and openness to change
  • Knowledge of health and safety legislation, CDM and HHSRS (desirable)
  • Experience using database systems such as housing management systems, QL or SAP (preferred/desirable)
  • Willingness to travel throughout the United Kingdom to meet customers and contractors
