About the role

Key responsibilities & impact
  • Negotiate complex real estate transactions, including sales, leases, purchases, development agreements, easements, subleases, renewals, and dispositions
  • Manage direct and outsourced teams supporting complex transactions
  • Partner with strategic planning, legal, operations, finance, and other stakeholders to complete projects
  • Gather prospective transactions and report findings to senior leadership
  • Identify and execute portfolio monetization opportunities, including separation, subdivision, and condominium sales
  • Own transactions end to end and serve as the single point of contact for third parties and internal disciplines
  • Prepare detailed financial analyses, including lease-versus-buy, investment sales, and buyout analyses
  • Identify and communicate funding and scope; draft CAS documents for senior management approval
  • Conduct national market studies covering trends, values, rental rates, and due diligence
  • Advise leadership on market metrics and transactional structures
  • Manage national transaction service providers, including contracts, KPIs, direction, and performance feedback
  • Resolve legal matters as they arise
  • Develop departmental budgets and report quarterly variances to leadership
  • Participate in broker selection
  • Serve as the point of contact for wireless network locations requiring transactions

Requirements

What you’ll need
  • Bachelor’s degree or four or more years of work experience
  • Four or more years of relevant experience, demonstrated through work and/or military experience or specialized training
  • Willingness to travel up to 25% of the time
  • Valid driver's license
  • Advanced degree in real estate or MBA preferred
  • Experience managing a team
  • Experience in commercial real estate leasing and sale fundamentals, law, financials, terms, and processes
  • Ability to work with Tax, Legal, Risk Management, Environmental Manager, Security, Lease Administration, Treasury, and Accounts Payable
  • Strong negotiation and interpersonal skills
  • Ability to perform detailed market searches
  • Experience in real estate program management and knowledge of wireless real estate
  • Computer skills, including familiarity with financial modeling and project management systems
  • Ability to interface with senior leadership, building occupants, landlords, buyers, and other contacts
  • Ability to assemble and lead project-specific teams
  • Strong verbal and written communication skills
  • Strong analytical and presentation skills
  • Knowledge of financial systems
  • Ability to evaluate technical drawings, surveys, property reports, market data, appraisals, and other documents
  • Understanding of property due diligence, including interpreting third-party reports and identifying legal issues and risks
