About the role

Key responsibilities & impact
  • Manage the property management operating portfolio by developing recommendations on site appearances and sales growth potential
  • Negotiate sublease terminations and purchase options
  • Analyze use restrictions and approve store uses to support property income generation
  • Conduct site visits and participate in contract negotiations with business partners and third parties
  • Manage third parties, address issues, and secure approvals for property management recommendations
  • Manage real estate transaction and deal initiation projects for assigned geographic areas
  • Analyze data, site selection options, and asset sale options for noncomplex markets
  • Evaluate project financial impacts and provide data-based business recommendations
  • Support Realty project management by approving warehouse leases and ensuring legal and mitigation compliance
  • Develop budgets, communicate capital expenses, and forecast gaps and opportunities in capital expenditure and legal expenses
  • Oversee department reports for capital expenditures, legal expenses, property management, and lease management
  • Maximize the value of Walmart real estate assets through cross-functional collaboration, negotiations, and third-party partnerships
  • Prepare real estate and capital expenditure documentation
  • Manage lease expiration and zoning issues
  • Develop project approval processes with internal business partners and analyze real estate documents
  • Coordinate job-related activities, maintain stakeholder relationships, communicate goals, and measure progress
  • Provide supervision and development opportunities for associates through hiring, training, mentoring, and assigning duties
  • Ensure compliance with company policies, laws, ethics, and integrity standards
  • Promote belonging, continuous learning, accountability, and customer/member-focused business results

Requirements

What you’ll need
  • Must have completed a summer 2026 Walmart or Sam’s Club internship
  • Immigration sponsorship is not available for this role
  • Bachelor’s degree in Real Estate or related field and 2 years’ experience in real estate, retail development, tenant representation, or related area, OR 4 years’ experience in real estate, retail development, tenant representation, or related area
  • Preferred: Project Management
  • Preferred: Responsible for third party vendor relationships
  • Preferred: Supervising Associates
  • Preferred: Master of Business Administration
